01 — Why us for this

Most of an extension is a roof with walls under it.

The two things that go wrong on a domestic building project are the roof and the co-ordination. The roof, because a dormer cheek, a flat roof over a rear extension and a new abutment into an existing wall are the three details that leak, and a general builder who does roofs occasionally will detail all three the way they were shown once. The co-ordination, because a job split between a builder, a roofer, a plasterer and a roofline company has four people each waiting on somebody else.

We come at it from the roof end, which is the unusual direction, and we run the whole job rather than a slice of it. Dean prices it, plans it and oversees it, and the same firm that framed the dormer is the firm that waterproofs it — so when a detail is awkward there is nobody to blame it on.

It is genuinely a range: single-storey rear extensions, dormers and loft conversions, HMO conversions for landlords and property investors, and full refurbishments where a property is being taken back to the structure and rebuilt. Structural work is done to the engineer’s design and building control is signed off in the normal way.

    Structural opening, dormer framed and sheeted, insulated, roofed and made watertight, windows in, then the internal fit-out and the staircase. The waterproofing detail where the dormer meets the main roof is the whole job, and it is the part we are best placed to get right.

  • Extensions

    Permanent

    Single-storey rear and side extensions, and infills

    Foundations, structure, roof — flat, pitched or a combination — and the abutment back into the existing building. We specify the flat roof system on our own extensions the same way we would on a standalone job, which is not something every builder can say.

  • HMO conversions

    Permanent

    Landlords, letting agents and property investors

    Layout changes, partitions, en-suites, fire-rated construction, staircases and full internal finishes. Phased where the building has to stay in use, and priced so it can be signed off in stages.

  • Refurbishments

    Permanent

    Properties being taken back and rebuilt

    Strip-out, structural repair, new floors and ceilings, and the full internal fit. Usually alongside the roof, the roofline and the external work, because that is when the scaffold is up and the disruption is already happening.

03 — How it runs

How a build actually goes.

Nobody enjoys the uncertainty of a building project. This is the order things happen in and where the decisions sit.

  1. Survey and a realistic conversation

    We come and look, talk through what you want, and tell you early if what you want will not work or will cost far more than you are expecting. That conversation is free and it is better had at the start.

  2. Drawings, structure and consents

    Where the job needs an architect, a structural engineer, planning permission or a building control application, we will tell you which of those apply and work to the drawings and calculations produced. We are builders and roofers rather than designers, so we are honest about where that line sits.

  3. A written, itemised quotation

    What is included, what is not, and what the known unknowns are — because on a refurbishment there always are some. No expiry-date tactics.

  4. Structure and weathertight first

    Foundations, frame, roof and windows, in that order, so the building is closed in and dry before any money goes on finishes. It is the sequence that protects your budget when the weather turns.

  5. First fix, second fix, finishes

    Trades sequenced by us rather than by you. You get one number to ring and one person accountable for the programme.

  6. Sign-off and hand over

    Building control sign-off where the job needs it, the site cleared, and your written guarantee on the work we have carried out.

04 — What it costs

What moves the price.

Building work is the hardest thing on this site to give a number for, and anybody who gives you one before seeing the property is guessing. These are the things that actually move it.

  • The floor area, and whether the job is single or two storey
  • Structural complexity — steels, openings in load-bearing walls, and what the engineer specifies
  • Whether the existing structure is sound, which on a refurbishment is rarely fully known until it is opened up
  • The roof: pitched, flat, or both, and which system the flat areas need
  • Access for materials and muck-away, which on a terraced street is a real cost
  • The specification of the finishes, which is the part you have the most control over
  • Consents, drawings and building control fees, which are not ours but are part of your budget

08 — Common questions

Often not — a great many loft conversions and single-storey rear extensions fall under permitted development. But it depends on the property, what has already been added to it, and whether you are in a conservation area or the property is listed. We will tell you at survey what we think applies, and where it is genuinely borderline we will tell you to get it confirmed rather than guess on your behalf.

We work to drawings and structural calculations produced by an architect or engineer rather than producing them ourselves. If you do not already have someone, we can point you at people we have worked with. Being straight about where our expertise stops is part of why the roofing side works.

A straightforward dormer loft conversion is typically six to ten weeks on site depending on size, access and specification. Extensions vary far more. What matters more than the headline number is the sequence: we get the structure up and the building watertight before any money goes on finishes, so bad weather costs you time rather than materials.

For a loft conversion, usually yes — most of the work happens above you and the staircase opening is left as late as it sensibly can be. For a full refurbishment, usually not. We will be honest at survey about which one yours is, because it affects your costs as much as ours.

Yes — HMO conversions, refurbishments between tenancies and phased work on occupied buildings are a regular part of what we do, alongside the flat roofing and single-ply work for the same clients. We can price in stages where the funding comes in stages.

We do, which is rather the point. The flat or pitched roof over your extension is specified and installed by the same people who do it as a standalone job, to the same standard, with the same guarantees — rather than being the last thing on a general builder’s list.
