It depends on the deck, the fall, the detailing and how the roof gets used. GRP fibreglass suits garages, dormers and balconies that need a hard, walkable, seamless finish. Single-ply and EPDM suit larger areas and roofs that move. RESTEC liquid systems suit awkward detailing and roofs that are sound underneath but leaking at the joints. We survey it first and tell you which one we would put on our own house, and why.
A properly installed GRP fibreglass roof typically lasts 25 to 30 years, single-ply and EPDM similar, and a good torch-on felt system around 20 to 25. The system matters far less than the preparation and the detailing around upstands, outlets and trims, which is where nearly every flat roof we are called out to has actually failed.
A cold-applied waterproof coating, reinforced with matting, that cures into one seamless membrane over the whole roof including the upstands and outlets. Because it is cold-applied there is no torch and no hot works on your property, and on a roof that is structurally sound it can usually go straight over the existing covering rather than needing a full strip-out. Dean is a RESTEC trained installer for these systems.
