01 — Why it matters

A blocked gutter has cost more houses than a broken tile ever has.

The eaves are where the roof hands the water over to the ground, and it is a surprisingly fragile handover. A gutter that has dropped an inch at the wrong end, a joint that has perished, a downpipe that has come away — any of those puts a steady sheet of water down the wall for every hour of every wet day, all winter.

What that does next depends on the wall. Render blows, brick goes green and then saturated, timber fascia rots from the back where nobody can see it, and eventually the ends of the rafters sitting on the wall plate go with it. By the time it is visible from the pavement it has usually been going on for years.

The other half of the job is ventilation. A modern roof needs air moving through it at the eaves, and boxing that in with a solid soffit is a reliable way to get condensation and damp timber in a loft that looks, from outside, perfectly fine. We fit vented soffits as standard for exactly that reason.

02 — What we fit

Four parts, and they only work together.

It is worth knowing what each piece actually does, because it is the part of a house most people have never had a reason to think about.

  • Fascia

    It takes the weight of a full gutter in a downpour and it closes off the ends of the rafters. Capping over rotten timber with a plastic board — which is a very common shortcut — leaves the rot in place and hangs the new gutter off it.

  • Soffit

    20–30 years in UPVC

    The horizontal board underneath, between the fascia and the wall

    Closes the eaves against birds and wasps, and carries the ventilation. We fit vented board or continuous vent strip so the roof space keeps breathing.

  • Guttering

    20–30 years in UPVC

    Everything the roof sheds

    Sized and laid to a fall so it actually drains. Half-round is the standard; deeper ogee and square profiles carry more water and suit bigger or steeper roofs. Old cast iron can be repaired and kept where the property warrants it.

  • Bargeboards and cladding

    20–30 years in UPVC

    The gable ends, and any boarded areas at roof level

    The same materials, doing the same job on the sloping edge of a gable. Usually done at the same time because the scaffold or the tower is already there and doing it later costs more than doing it now.

03 — How we do it

Strip it back. Don’t cap over it.

The whole reputation of this trade rests on one decision, and it is made before anything new goes up.

  1. The old timber comes off

    Everything is stripped back to the rafter ends so we can see what we are fixing to. Capping a UPVC board over rotten timber is quicker and cheaper and it is the single most common thing wrong with a fascia job — the rot carries on underneath and the new gutter is hung off wood that is failing.

  2. Rafter ends checked and repaired

    Where the ends of the rafters have gone soft they are cut back to sound timber and repaired, and the wall plate is checked while it is open. This is the part of the job you are actually paying for.

  3. New fascia, fixed properly

    Full replacement board fixed to sound timber with the correct fixings, with a roofline felt support tray behind it so the roofing membrane drains into the gutter instead of behind it.

  4. Vented soffit

    Vented board or continuous vent strip so air keeps moving into the roof space. On a re-roof with a breathable membrane this matters even more, not less.

  5. Gutter set to a fall

    New brackets at the correct centres, the run set to a genuine fall towards the outlet, and the downpipes taken properly into the gully rather than discharging near it. A gutter that is level is a gutter that will sit full of water and silt within a year.

  6. Old material taken away

    Everything stripped off goes with us. Site swept and cleared at the end of each day, and your written guarantee issued on completion.

04 — When to replace

Signs the eaves are past it.

A gutter repair is cheap and worth doing. Replacement is worth it when the timber behind has gone, and these are usually how you find out.

  • Water sheeting over the front of the gutter in heavy rain instead of running to the downpipe
  • A green or black stain running down the wall below a gutter joint
  • Plants growing in the gutter, which means it has been holding silt long enough to make soil
  • Paint flaking off a timber fascia, or wood you can push a screwdriver into
  • Gutter sections sagging between brackets, or a run that has visibly dropped
  • Birds nesting in the eaves, which means the soffit has an opening it should not have
  • Damp on an upstairs interior wall directly below the eaves
  • Downpipes that have come away from the wall or discharge onto the path rather than into the gully
05 — What it costs

What moves the price.

This is one of the few roofing jobs where the price is fairly predictable once somebody has actually looked at it — but it still needs looking at, because the timber behind is what decides it.

  • The total run in metres, and how many elevations it goes round
  • Access — a bungalow off a tower and a three-storey terrace needing a scaffold are different jobs
  • How much rafter-end and wall-plate repair is needed once the old boards are off
  • The profile and finish chosen — woodgrain and anthracite cost more than white
  • Whether bargeboards, cladding and porch roofs are included
  • Whether the existing gutter run and downpipe positions still work or need reconfiguring

08 — Common questions

GRP Fibreglass: the questions we get asked.

We can, and we would rather talk you out of it. Capping means a thin UPVC board goes over the old timber, so anything rotten stays there, keeps rotting, and now has your new gutter hanging off it. It is cheaper on the day and it is why a lot of people end up paying for the same elevation twice. Full replacement strips back to the rafter ends so we can see and fix what is actually there.

Most houses are one to three days depending on the number of elevations, the access and how much timber repair turns up once the old boards are off. A bungalow can be a single day. We will give you a realistic window before we start.

Not usually. Most roofline work is done safely from a tower or ladders. Three-storey properties, awkward access and anything over a conservatory or a flat roof may need a scaffold, and if yours does we will say so and itemise it in the quotation rather than springing it on you.

White is the standard and still the most common. Black and anthracite grey have become very popular and look sharp against brick, and there are woodgrain finishes if you want the look of timber without the maintenance. They cost a little more than white. We will bring samples to the survey.

Yes. Clearing, realigning a run that has dropped, replacing a perished joint or a single cracked section, and refixing downpipes are all things we do, and where that is all your house needs it is what we will recommend. Replacement is for when the timber behind has gone.

No. The ventilation is above the insulation, in the roof space, not in the rooms below. What it does is keep moisture-laden air moving out of the loft instead of condensing on the underside of the roof and dripping onto your insulation — which is what makes a loft cold and damp in the first place.
