Worthing’s housing stock splits fairly neatly. There is the Victorian and Edwardian stock around the town centre and the seafront, mostly on natural slate with parapets, bays and a lot of lead. There are the 1930s semis that fill Goring, Durrington and Broadwater, almost all on concrete interlocking tiles with mortar-bedded ridges. What they all share is the weather. Worthing faces due south into the Channel, so a winter gale arrives salt-laden and with nothing in the way. Salt attacks mortar and it attacks fixings, and the wind finds anything that is only bedded rather than mechanically fixed. Nail fatigue rather than anything wrong with the slate itself. Usually repairable in place if it is caught before too many have gone.
Silt, moss and gulls. A gutter that has dropped an inch at the wrong end will sheet water down a rendered wall all winter.
