Littlehampton, Rustington, East Preston and Angmering sit twenty minutes west of us along the coast. It is one of the most bungalow-heavy stretches of the Sussex coast, which makes for straightforward roofs — and a very large amount of flat roofing.

Single storey, wide open, a lot of flat roof.
The stretch from Angmering and East Preston through Rustington into Littlehampton is dominated by twentieth-century single-storey housing — interwar and post-war bungalows in enormous numbers, plus the later estates and the seafront stock around the river mouth.
Bungalow roofs are, in the main, good news. Access is easy, scaffolding is often unnecessary, and a full re-roof on a bungalow is frequently cheaper than people assume because so much of the cost on a two-storey house is getting up there safely.
The complication is what has been added. Bungalows attract extensions, sunrooms, garages, porches and carports, and almost every one of those has a flat roof on it. A great deal of what we do here is flat roofing — replacing tired felt, overlaying decks that are still sound, and putting GRP on the ones that get walked on or that people can see from an upstairs window next door.

Usually, yes, and by more than people expect. Much of the cost on a two-storey house is safe access — scaffolding, edge protection, and the time it takes to move materials up and rubbish down. A single-storey roof often needs none of that. The tiles cost what they cost, but the getting-to-it does not.
Often. It depends on whether the deck underneath is dry and sound, how many layers are already up there and whether the existing falls work. If it can be overlaid safely we will say so, because it saves you the strip-out, the disposal and the skip. If the deck is wet we will not, because coating over wet timber just traps the problem.
