Steyning, Bramber, Upper Beeding and Henfield sit twenty minutes north of us at the foot of the Downs. The stock here is older and more varied than on the coast — timber frame, handmade clay tiling, steep pitches and roofs that reward being repaired properly rather than replaced cheaply.
Twenty minutes inland changes the roofs noticeably. Away from the salt and the direct south-westerlies, mortar lasts longer and fixings last longer, but the buildings themselves are older — Steyning’s high street is medieval in places, and the surrounding villages carry a lot of period stock with handmade clay tiling, steep pitches and complex roof shapes.
Complexity is the theme here. A downland cottage or an old farmhouse will have more valleys, more abutments, more catslides and more chimneys per square metre of roof than any modern house, and every one of those is a detail that has to be right. It is why we quote these after a proper look rather than off an address and a photograph.
The other thing about this stretch is trees. Mature trees mean leaf fall into gutters and valleys, shade that keeps a roof damp and lets moss establish, and branches that come down in a gale. A lot of what we do here is maintenance that stops a small problem becoming a structural one.

What older, more complex, tree-shaded roofs actually need.
Leaf fall is the main enemy here. A valley that cannot drain will back up under the tiles, and by the time it shows inside the timber has usually had months of it.
Where the covering is genuinely finished, matching the original tile matters. Reclaimed and handmade tiles are available and we source to suit the building.
Soft lime mortar, tall stacks and old lead. Repoint and relead is the standard combination.
Not a problem in itself, but it holds water against the tiles through a freeze and washes into the gutters. Worth managing, not worth panicking about.

Usually not on its own. Moss becomes a problem when it is thick enough to hold water against the tiles through a hard frost, or when it washes down and blocks the gutters and valleys. On a shaded, tree-lined plot that is worth keeping on top of. It is very rarely a reason to replace a roof, and anybody telling you otherwise should be asked why.
In most cases yes, using reclaimed or matching handmade tiles. On a period property in a village setting that matters — a modern machine-made tile on an old roof looks wrong from the moment the scaffold comes down and it never stops looking wrong.
