Lancing, North Lancing and Sompting sit right next door to our Worthing base, and between the shingle at Widewater and the airport plain there is very little shelter for a roof. We work here constantly — flat roofs, storm damage and the coastal bungalow stock in particular.
Lancing is flat, open and right on the water. South Lancing runs down to a shingle bank with the Widewater lagoon behind it and effectively nothing between the housing and the sea; the airport plain to the east is just as exposed. When a south-westerly comes through, roofs here take it undiluted.
The stock is mostly interwar and post-war — 1930s semis, a lot of coastal bungalows, and the later estates running up towards North Lancing and the downs. Concrete interlocking tiles dominate, with mortar-bedded ridges and verges that were fine in 1958 and are not fine now.
The single most common thing we do in Lancing is wind damage. Not dramatic damage — a lifted verge, a run of ridge tiles that has worked loose, tiles slipped at the eaves — but it recurs, and it recurs because the roof was never mechanically fixed. Dry-fixing a ridge and a verge here is not an upsell, it is the fix.

The gable edge is where wind gets under a roof, and a bedded verge on an exposed Lancing gable is the first thing to go. Dry verge systems solve it permanently.

A lot of single-storey stock here has a flat-roofed rear extension or garage. Ponding and open laps are the usual findings, and a lot of them can be overlaid rather than stripped.

Wind-blown grit off the beach ends up in the gutters and turns to silt. Clearing and realigning is often all a bungalow needs.

Because they are bedded in mortar on an exposed gable, and mortar cannot cope with repeated wind loading. Every time the wind gets under the edge it works the bedding a little more, and eventually it cracks and lets go. A dry verge system fixes the tiles mechanically instead, and it ends the cycle rather than resetting it.
Constantly — Lancing is full of them and they are some of the most straightforward roofs to work on because the access is easy and a scaffold often is not needed. That usually makes them cheaper to re-roof than people expect.
