Roofers in Shoreham-by-Sea · BN41–BN43

Old town terraces, harbour weather.

Shoreham, Southwick and Portslade are some of our most regular ground. Tight Victorian terraces in the old town, harbour-side exposure, a lot of flat roofs and balconies, and a river running through the middle of it all.

01 — Roofs in Shoreham

A harbour town’s roofs age differently.

Shoreham old town is dense Victorian terracing on narrow streets, much of it on natural slate, a good deal of it with parapets and shared valleys running between properties. Southwick and Portslade behind it are a mix of interwar semis and post-war stock climbing the slope, and the whole area sits between a working harbour and the Adur.

Two things follow from that. The first is access: on a terraced street in the old town, getting a scaffold up and materials in is a genuine part of the job and a genuine part of the price, and any roofer who quotes without seeing it is guessing. The second is that shared and hidden details do the damage here — party valleys, parapet gutters and lead-lined boxes that nobody can see from the ground and nobody clears.

The other Shoreham constant is flat roofs and balconies. Between the newer riverside stock and the extensions on everything older, there is a lot of flat area in this town, and flat roofing is exactly what we specialise in.

02 — What usually needs doing

The Shoreham repair list.

The things that recur here more than anywhere else on our patch.

  • Party and shared valleys

A valley running between two terraced properties is nobody’s and everybody’s. They silt up, they crack, and they leak into both houses at once. Relining in lead is the permanent answer.

  • Parapet gutters

Common on the older town stock and effectively invisible from the street. Old linings fail at the joints and at the outlets, and the first sign inside is damp at the top of a wall.

  • Balcony and terrace decks

Waterproofing that has to be walked on is a harder job than a roof nobody goes near. GRP and liquid systems both handle it; sheet systems on a small, heavily detailed balcony rarely do well.

  • Slipped slates on terraced roofs

Nail fatigue on original Victorian slate. Very repairable if it is caught early, and a strip-and-re-lay is often possible where the slate itself is still sound.

  • Flat roofs over rear extensions

Ponding, open laps and failed upstands where the extension meets the original wall. The upstand is nearly always the actual leak.

  • Access and scaffolding

Not a fault, but a real cost. We price it honestly and separately so you can see what the job is and what the getting-to-it is.

05 — Common questions

Roofing in Worthing: what people ask.

Yes — BN41 and BN42 alongside BN43. Several of our Checkatrade reviews are from BN42 customers, so it is ground we are on regularly.

That is a question for your deeds rather than for a roofer, and it varies. What we can do is inspect it, tell both of you exactly what is wrong and what it will cost, and provide one written quotation you can split however you agree. In our experience the job goes much better when both households are in the same conversation from the start.

Yes, and it needs a system chosen for that. GRP fibreglass cures hard and walkable and handles a balcony very well, and a liquid applied system will go seamlessly around all the awkward detailing a balcony has without needing a strip-out. We will tell you which one your deck suits after we have looked at it.

For anything beyond a small repair, usually yes, and on a narrow old-town street the logistics of it matter. We will look at the access before quoting and price the scaffold as its own line, so you can see exactly what the roof costs and what the access costs.
