Four kinds of roof, one kind of weather.
Worthing’s housing stock splits fairly neatly. There is the Victorian and Edwardian stock around the town centre and the seafront, mostly on natural slate with parapets, bays and a lot of lead. There are the 1930s semis that fill Goring, Durrington and Broadwater, almost all on concrete interlocking tiles with mortar-bedded ridges. There are the post-war estates further north, and there are bungalows — a great many bungalows — along the coastal strip.
What they all share is the weather. Worthing faces due south into the Channel, so a winter gale arrives salt-laden and with nothing in the way. Salt attacks mortar and it attacks fixings, and the wind finds anything that is only bedded rather than mechanically fixed. That is why we dry-fix ridges, hips and verges here wherever the roof suits it: a mortar ridge on a south-facing Worthing roof is a job you will be doing again.
The other Worthing speciality is the flat roof. Almost every 1930s semi in the town has picked up a rear extension, a garage or a bay top at some point, and a large share of those are on felt that was laid decades ago. Slipped slates on the seafront terraces
Nail fatigue rather than anything wrong with the slate itself. Usually repairable in place if it is caught before too many have gone.
Blocked and dropped guttering
Silt, moss and gulls. A gutter that has dropped an inch at the wrong end will sheet water down a rendered wall all winter.
